first meadowvale centre (fmc I)

client: first gulf corp | sun life financial location: mississauga, ontario
type: new construction size: 250,000 sq ft, 10 storeys

This 10 storey signature gateway building represents one of the largest speculative developments to be undertaken in Mississauga for some years. The building is situated adjacent to the 401 expressway and features a striking curved facade which follows the highway.

The project is the initial phase of First Gulf Corporation’s FIRST MEADOWVALE CAMPUS in north-west Mississauga. The project was designed and constructed on spec by the development partnership and was leased to The Bank of Montreal (BMO) early in the construction schedule.

Designed using an efficient floor plate of 25,000 sq ft, the project was extremely attractive to potential tenants.  It uses a concrete structure and includes a full level of parking below grade. The building is clad in a high-performance curtain wall system utilizing a variety of glass types and articulations and incorporates a number of energy efficient features and sustainable aspects. The building has achieved LEED Gold certification.

AS+P was awarded the project in competition with several high profile architectural firms.  Our reputation as a team player and our demonstration of success with similar, although smaller, projects impressed the client group.

This was the largest single project ever undertaken by AS+P and the firm was equal to the challenge.  The project was delivered on time and on budget and has received numerous accolades within the industry.
